Residential or Commercial Construction

A commercial construction company in LBI works on building and selling business structures.  These can include retail centers, warehouses, offices, and industrial buildings.  In residential construction, they work with homes, condominiums, townhouses, and mobile homes.  There are also other differences between the two types of construction companies.

Commercial construction

  • Equipment==with commercial construction of retail centers, industrial buildings, and more, there are generally more than two floors. To build more floors, there will usually be the need for high-powered machinery, large cranes, and other special equipment.  The ones that work on this specialized equipment and large cranes are highly skilled so the cost to hire them is more.  To rent or own the equipment also adds extra expense.
  • Work pace—here, they will need a larger workforce and they have to work at a specific speed to meet deadlines. They also have to do multi-tasking.
  • Material—in constructing commercial buildings, they generally have a steel frame. The cost for steel is higher than the framing that is used for residential.  They also have long-term agreements with suppliers so that gives them some discounts on the material.  The materials used in this type of construction are consistent, so they always have an idea of the cost of material used.
  • The functionality of the building—their functionality is extensive, depending on the type of building.
  • Permits—both types of construction need to adhere to building regulations and have permits. In a commercial construction company in LBI, there are many codes and permits they have to have and follow.  It is due to the makeup and use of the building.  This type of construction is more complex as it can include parking areas, lift access, and garages.

Residential construction

  • Equipment—this is one of the critical differences. The equipment that is used for residential construction in LBI will vary from job to job. In the construction of residential dwellings, there is no need for large equipment. 
  • Work pace—they do not have a large space to build so the work pace is not as hectic, but they do have to meet deadlines. They have a smaller workforce, and the equipment is not as complicated.
  • Material—the framing of residential buildings is generally timber, so the cost is much less than for commercial buildings. Many times, their budget is limited so they have to use a more affordable material.  When choosing their material, the type they need can vary according to whether it is a custom build or spec build.  As a result, they may not have consistent suppliers and not be able to get a discount, or at least not a very big one if they continually used the same material.
  • The functionality of the building—these have limited functionality as they are places to live although they may be different types of living spaces.
  • Permits—yes, residential construction does need permits and has codes to follow but they are not as complex as commercial construction. The permits they need are not as many or as costly as commercial buildings.
